Kharghar-Turbhe Link Road: The Game-Changer Set to elevate Upper Kharghar’s Real Estate Market By Mr. Bhavesh Shah, Joint Managing Director, Today Group

June 09, 2025 Kharghar-Turbhe Link Road: The Game-Changer Set to elevate Upper Kharghar’s Real Estate Market By Mr. Bhavesh Shah, Joint Managing Director, Today Group Navi Mumbai is well-planned and self-sustaining, whose growth and positioning as a modern city has been a matter of pride for all stakeholders. In comparison to any other location within MMR, the various sectors and nodes that make up Mumbai’s twin city stands out for its proven role in value creation for the real estate sector. Quality of infrastructure put together has been a critical aspect of this value generation as town planners took pride in giving importance to good connectivity. Navi Mumbai today Is adding infrastructure within the city and connecting it to the outside by building upon its robust network of roads, tunnels and metro lines, not forgetting the new airport. Enhanced connectivity A game-changer in Navi Mumbai’s infrastructure landscape will be Kharghar-Turbhe Link Road (KTLR). A project in the works, expected to streamline east-west connectivity within the city. Somewhat lacking, this connectivity industrial-commercial hub of Turbhe with the rapidly developing residential node of Kharghar is strategic. The long 5.49 km four-lane road will begin from the Sion-Panvel Highway near Juinagar Railway Station and terminate at Central Park in Kharghar. The path will include a 1.8-km twin tunnel through Kharghar hill along with a 3.4-km elevated viaduct, thus opening up scope for an ecosystem of thriving wholesale markets and logistics clusters to serve as the new economic engine. This link will drastically cut down travel time between the two zones, by at least 30 minutes, which currently suffers due to a cumbersome commute, riddled with long, congested routes. One area standing to benefit significantly is Upper Kharghar—a scenic and relatively untapped micro-market now gaining traction for its potential to offer modern living backed by improved connectivity. Situated at the northernmost tip of Raigad district, Upper Kharghar has been known for its vast expansive spaces, clean quality air, and lush greenery. This new arterial road, along with the upcoming Pisarve metro station, will improve connectivity, reduce commute, and pave way for unlimited and vast growth, in this rapidly developing node of Navi Mumbai. Alongside KLTR, the upcoming Pisarve metro station on the Mumbai Metro Line 12 corridor, will further ease things for the busy commuter. The station, equipped with state-of-the-art elevators, escalators, and facilities for differently abled passengers, (ramps, automatic doors etc), will ensure smooth and easy connectivity for all, making it a boon for nearby residents, businessmen, and the like. This integration is poised to attract both homebuyers and investors, who wish to upgrade their quality of life, and at the same time, stay connected to the neighbouring metropolis Mumbai. Residential and commercial growth The area around the Kharghar-Turbhe Link Road and Pisarve metro station has seen a surge in real estate, indicating a promising future for homebuyers. Right from green spaces, projects that offer value, and proximity to commercial and office spaces, the suburb offers a slice of happiness for everyone. For homebuyers, this combination makes for an ideal residential choice, especially families and working professionals, who after the hustle bustle of everyday life, want to come back to a quaint, peaceful home. The elite, yet affordable projects coming up in Upper Kharghar, ensure a seamless blend of modern amenities and an old-world charm, giving residents the best of both worlds. These include high quality residential projects that incorporate amenities like smart home technologies, green building designs, energy-efficient systems, dedicated exercise/walking spaces, safe play areas etc, which add to the long-term value of properties. Real estate boom Real estate in the Upper Kharghar area will soon undergo a massive boom, thanks to these two projects. The enhanced connectivity isn’t just attractive to home buyers, but also benefit office projects, retail outlets, entertainment centres, malls etc. This apart, the soon to be developed CIDCO Business District development in Kharghar will present employment opportunities further complimenting the real estate market. Kharghar is already home to a good social infrastructure with its schools, colleges, hospitals etc. ensuring that it is self-contained. Strategically positioned as a connectivity hub, linking Panvel, Kalyan-Shil Road, and other parts of Navi Mumbai, have put Upper Kharghar in a better place. The proposed Navi Mumbai coastal road, which will connect Kharghar to Belapur’s Central Business District, is set to not just ease congestion, but will also improve local mobility, reinforcing Upper Kharghar’s status as an elusive, dynamic, and fast-growing real estate hotspot. Moving on, the currently underway Navi Mumbai International Airport nearby and the extension of metro lines connecting Kharghar to key nodes like Belapur, Pendhar, and Taloja will further elevate Upper Kharghar’s real estate market. These important projects will also elevate property rates and offer high rentals, which in turn makes Upper Kharghar an exciting remunerative investment opportunity for both home buyers and investors. Socio-economic, and environmental benefits Beyond the real estate opportunities, the Kharghar-Turbhe Link Road and metro connectivity will also hugely contribute to sustainable urban development. By reducing dependency on private vehicles, commuters can look forward to a robust public transport system in place. This will greatly reduce carbon footprints, and streamline traffic congestion, improving air quality and making the area a lucrative one for individuals and families to grow and thrive. Finally, with infrastructure forming the foundation for tomorrow’s growth, Upper Kharghar is clearly on top of its transformation game. As the city expands and demand shifts toward ease to reach, future-ready localities, this emerging zone will lock in a surge of real estate activity. The synergy of improved access, evolving social infrastructure, and planned urban development will position Upper Kharghar not just as an alternative, but as a compelling new destination in Navi Mumbai’s growth narrative. Mumbai Metropolitan Region’s Next Commercial Hub

June 27, 2025 Mumbai Metropolitan Region’s Next Commercial Hub Bhavesh Shah, the distinguished Joint Managing Director at Today Group decodes the Wagle Estate and how it has grown to become a feather in the hat of one of Mumbai’s most distinct real estate investment hubs. Bhavesh is a university-level Gold Medallist with profound expertise in management and financial planning activities, complemented by his vigilant oversight of the company’s banking relations. Wagle Estate isn’t just another pin in the map; it has grown to become a feather in the hat of one of Mumbai’s most distinct real estate investment hubs. While the residential appeal cannot be disputed, it is the ever-expanding commercial ecosystem in Wagle Estate that demands attention. Strategically positioned outside the congestion of Mumbai but close enough to make connectivity to the city effortless, Wagle Estate has built an environment that is conducive to the industry that has, for some time now, been the driving force of Indian ingenuity: the IT industry. How this once small industrial area grew into the hub of mixed developments, luxurious residential properties, office complexes, and now a technology nexus will be discussed further through the article. INFRASTRUCTURE The first of many reasons for the growth of Wagle Estate is the infrastructure that is deliberately designed to improve living and movement to and from the city; Metro line 4 being one of the most significant developments. The elevated corridor of the metro is estimated to reduce commute through Mumbai’s Eastern suburbs by 50-57 percent. Metro line 5 similarly cuts travel time for regional travel down. The Navi Mumbai airport being directly connected to Thane via the 26km elevated road Corridor and Atal Setu will give an additional boost to Wagle Estate’s commercial real estate. The ripple effect of the economic growth and the population influx through the road connectivity will be the driving force behind this. But of course, it would be remiss not to mention the Mumbai – Ahmedabad High-Speed Rail Corridor, or, as it is popularly known, the Bullet Train project. Cutting travel between the 2 cities to a couple of hours and a marvel of the technological front of the ‘Make In India’ movement, Thane will be one of the key stops in the corridor. This means that not only will connectivity be greatly improved, but it could potentially draw in a workforce from a whole different state. Further boosting the commercial ecosystem of the area. While the metro projects are making public transport more efficient, the Mumbai Metropolitan Region Development Authority (MMRDA) is working tirelessly to provide some very necessary relief from the traffic congestions that comes with choosing private transportation – The under-construction Thane Coastal Road, for example, is set to cut travel time within Thane by 30 minutes. The Goregaon-Mulund Link Road strengthens connectivity between Mumbai’s eastern and western suburbs, and the Airoli-Katai Naka Tunnel is designed to connect Thane to Dombivali and Kalyan. Although not open to the public yet, the 701 km expressway that links Nagpur to Mumbai (from Igatpuri to Thane), Samruddhi Mahamarg, is now functional. This route will make travelling further into the state a breeze. While on the subject of dramatically reduced travel times, the Thane-Borivali Twin Tunnels project is a remarkable addition to the infrastructure. What would ordinarily take over an hour of travel time could potentially be cut to only 15 minutes. Not to mention that this will clear up traffic on the Western Express Highway significantly. On top of that, the social infrastructure in and around Wagle Estate is very well developed. Schools, colleges, acclaimed healthcare facilities, well-known entertainment hubs and sprawling green spaces are just some of the facilities they have to offer. With that being said, it is no wonder that the ease and proximity to daily necessities and additional amenities has made quality of life superior in Wagle Estate. That leads to the second reason: REAL ESTATE People are drawn to better quality of life no matter where they are, and Wagle Estate and its surrounding areas deliver on the promise of a higher quality of life. It is the progression of the area that makes this even more impressive. Factories and warehouses have made way for vast commercial complexes and a blooming residential market. With housing options from 1 BHK apartments to 3-4 BHK options, as well as integrated townships catering to our modern lifestyles. These developments have even led to price appreciations in the area at an average of 8-12 percent in the past year. One aspect of Thane’s superior quality of life that cannot go unnoticed is the creation of green spaces. Besides the natural greenery that is protected by Thane’s incredible urban planning, sharing a border with Sanjay Gandhi National Park provides a huge boost to Thane’s appeal; even lowering temperatures in the area by 2 degrees. The convenience that Wagle Estate offers, the idea of community that Thane promotes (with Thane West being a key landmark close to Wagle Estate), and the perfect blend of lush greenery and urban landscapes make Real Estate investments an irresistible draw both for residential and commercial properties. All this then boils into the third reason: THE EVOLUTION Wagle Estate has transitioned from what was primarily an industrial area to a mixed-hub of residential properties and office complexes. This transition has opened the door to a world of job and business opportunities: the presence of preexisting companies provides jobs to people who would consider moving there; the thriving commercial environment also makes it encouraging for more businesses to move operations and for new businesses to rise. This new-found growth has been driven by the IT and Banking sector, emulating the success of the business districts and residential areas that came before it. With that being said, it all comes down to the fourth, and most important reason: THE POTENTIAL RETRUNS Amongst Mumbai’s most prominent commercial hubs, Wagle Estate seems the most promising. Like the hubs that came before it, Wagle Estate now offers the best scope for growth, certainly from a business point of view, but also from an investment point of view. Just in the last two decades,

Neo-Nerul: The Luxury Side of Navi Mumbai

July 10, 2025 Neo-Nerul: The Luxury Side of Navi Mumbai Bhavesh Shah, Joint Managing Director, Today Group Nerul in Navi Mumbai has a new rhythm in the air. Once known for its tree-lined avenues and strategic location, this node developed by CIDCO has fast transformed into an urban powerhouse delivering freshness to the real estate space and living quotient. Spanning roughly across 9.18 km², the neighborhood has undergone a quiet rebranding and been reimagined by the city’s youth as a new and powerful emerging Nerul. It has come of age as Navi Mumbai’s node that is not just another address, but where living comes across as a statement. It has attained the stature of being a neighborhood where the future of MMR is being lived today. Not to be merely defined by the boundaries on a map, Nerul gets its energy and vibrancy from the energy on the streets, from the new developments that are taking shape in the area. It is today a stylish, spirited, and among the sharply connected parts of Navi Mumbai. Nerul is quickly adapting, catering to a new generation of homeowners, professionals, and creators. Perhaps that is why this new avatar is called Neo Nerul. The New Face Of Nerul Besides the sheer charm it offers, this Neo Nerul is set apart from its past by a magnetic mix of luxury, lifestyle, and livability. In the modern confines of Nerul, high-end living meets high-speed infrastructure. One can spot joggers streaming past some of Nerul’s popular premium hotels in the morning, while techies meet over cold brews at café patios by noon, young fans head to DY Patil Stadium by evening; and families spend their weekends shopping, catching a movie, or enjoying an arcade battle at the Seawoods Nexus Mall. An outing with friends is easiest to plan with the variety of restaurants and pubs in and around Nerul, ranging from small diners to high-end restaurants. Nerul seamlessly combines a lifestyle whose mosaic is fluid, fast, and remains firmly focused on the future. Connectivity is what Neo Nerul is flush with. The upcoming Navi Mumbai International Airport is cleared for take-off later this year, and then this will be a neighborhood that sits just minutes away. Adding buzz is the government’s connectivity plans for Nerul.  India’s first water taxi service connecting Radio Club Jetty in South Mumbai to the new airport in under 40 minutes will also become a reality. The elevated corridor that plans to link the airport with Thane will make reaching the airport from the Eastern suburbs a breeze. The upcoming developments will ensure reaching Nerul will be fast, scenic, and sustainable; making it just perfect for a new generation of homebuyers who want their commute time to work to be not as hard as the effort they put in. There is also the Mumbai Trans Harbour Link (Atal Setu), which has been a literal game-changer, reducing travel time between Mumbai and Navi Mumbai to a mere 20-25 minutes.  Metro line 8, the Gold line, is routed to connect Chhatrapati Shivaji International Airport with the Navi Mumbai International Airport, and will go through Nerul. This will be a great addition to the connectivity between Mumbai and Navi Mumbai and will also bypass most of the traffic congested roadways that make daily commute within Navi Mumbai difficult. It is this new kind of access by road, air, rail, and water that makes Nerul not just central; but a completely new axis of mobility and living. Neo Nerul isn’t just a place to live, but it’s going to be a place to thrive. Adding to the list of new additions, a 300-acre International Corporate Park (better known as BKC- 2) in the works at the moment will make Navi Mumbai a leading commercial and IT hub. This will push the Nerul area to quickly evolve into the stomping ground for India’s new-age workforce. Be it an entrepreneur, coder, designer or marketer, every homebuyer will now have a reason to call Nerul home, and not just office. This has also contributed to the emergence of smarter cafés, collaborative co-working hubs, fitness studios, wellness centers, avenues for shopping and a lot more. It is also without saying that property values in the up and emerging Neo Nerul are beginning to reflect the area’s promise. The Government of Maharashtra, CIDCO, and the University Grants Commission have also initiated a movement in bringing Universities from Europe, America and Australia to Navi Mumbai. Nerul, being in the heart of this movement will therefore see a massive boost in the demand for student housing, bringing in a wave of property investors. Needless to say, this will also impact prices in and around Nerul. Where Luxury Meets Lifestyle Nerul’s new and evolving housing market also holds a high aspirational value. It is where sport meets spirituality, and social buzz meets business hustle. Anchored by the DY Patil Stadium as already mentioned, this locality of Neo Nerul has always held on to a reputation for drawing in global sporting events. And beyond cricket, Navi Mumbai is being injected with major sports infrastructure. From training academies to new multi-sport facilities, it has everything one needs. If it were the stadium which gave the area fame, this new sporting wave is what is giving Nerul a new sense of purpose. As the Kharghar-Turbhe Link Road (KTLR), which starts just a distance of five minutes away from the Jui Nagar Station on the Harbour Line commences operation, the ISKCON temple in Kharghar will become easily accessible with just a short driving distance, offering everyone the spiritual solace in the middle of every other madness in life. The KTLR also brings one of Kharghar’s most attractive weekend excursions, the Kharghar Valley Golf Course, closer to home. Where, after a long week, members can be spotted attending master classes or simply enjoying a game of Golf across the 18-hole sprawling lawns while taking in the scenic mountain view. It is this rare combination of adrenaline and calm, of

Upper Kharghar: Navi Mumbai’s Epicentre of Growth & Connectivity

August 05, 2025 Upper Kharghar: Navi Mumbai’s Epicentre of Growth & Connectivity By Mr. Bhavesh Shah, Joint Managing Director, Today Group Just a few years ago, Upper Kharghar was a tranquil extension on the map of Navi Mumbai’s planned expansion. Today, it is rapidly transforming into a locus of opportunity—a place where future-ready infrastructure, green landscapes, and urban aspiration converge. With a slate of mega infrastructure projects turning blueprints into reality, Upper Kharghar is poised not just as Navi Mumbai’s most connected hub, but as a model for integrated, future-forward living across the Mumbai Metropolitan Region (MMR). Kharghar-Turbhe Link Road (KTLR): Bridging Distances, Elevating Lifestyles The under-construction Kharghar-Turbhe Link Road, featuring a 1.8-km twin tunnel and a 3.4-km viaduct, promises to slash commute times between Kharghar, Turbhe, Nerul, and Vashi by up to 30 minutes once completed. Nestled along this corridor, the revered ISKCON Temple and the award-winning CIDCO Golf Course have evolved into community icons, seamlessly blending spiritual, recreational, and residential attractions that both enhance life quality and boost property desirability in the area. BKC 2: A Magnet for Commerce and Careers in the Heart of Navi Mumbai Envisioned as Navi Mumbai’s new international corporate epicentre, the upcoming BKC 2 (International Corporate Park) sprawls over 375 acres, inspired by the success of Mumbai’s famed Bandra-Kurla Complex. Taking shape near Upper Kharghar, BKC 2 is projected to generate over 100,000 jobs and attract marquee Indian and international companies. Its proximity is already stoking demand for residential offerings—cementing Upper Kharghar’s appeal for professionals, entrepreneurs, and investors alike. Taloja–Kharghar Link Road: Strengthening Regional Connectivity Currently under construction, the Taloja–Kharghar Link Road will serve as an essential east-west connector for the region, easing traffic pressures on existing arterial roads. On completion, this vital link will provide easier and more efficient movement for residents and business owners, further positioning Upper Kharghar as a preferred destination for families and enterprises alike. Navi Mumbai Metro Line 1: Connecting Key Hubs & Future-Ready Expansion The ongoing development of Navi Mumbai Metro Line 1 is redefining urban mobility, connecting areas like Belapur, Pendhar, and Taloja, and firmly embedding Upper Kharghar into the city’s emerging transit grid. Forward-looking plans for this route include an extension directly to the upcoming Navi Mumbai International Airport, paving the way for even greater accessibility for residents and professionals, and future-proofing the area’s connectivity. Mumbai Metro Line 12: Unlocking Central and Eastern Access Mumbai Metro Line 12, an eagerly awaited extension running from Kalyan to Taloja, is set to transform intercity travel for the wider MMR. For Upper Kharghar, this means a direct, high-frequency connection to central suburbs, which will significantly cut travel times and draw working professionals from an ever-wider radius. Western Dedicated Freight Corridor (WFDC): Unblocking the Future of Mobility The Western Dedicated Freight Corridor (WFDC), a landmark infrastructure project connecting JNPT to Dadri, will reroute freight movement off passenger lines, especially the critical Panvel–Vasai corridor. Once operational, it will open the door for more frequent and reliable suburban services, bolster commercial expansion, and catalyse further residential demand in Upper Kharghar. Virar-Alibaug Multi-Modal Corridor (VAMMC): Connecting Coasts and Unlocking Opportunity The ambitious VAMMC, set to be one of India’s largest multimodal transport links, will holistically connect the northern suburb of Virar with the coastal destination of Alibaug via an integrated road and rail corridor. Passing strategically near Upper Kharghar, this project stands to unlock new land parcels for development, ease intercity movement, and expand investment potential across the region. MTHL & Airport Proximity: Game-Changers for Upper Kharghar Upper Kharghar enjoys a unique location advantage, just 12km from the upcoming Navi Mumbai International Airport, set to reset benchmarks in regional connectivity and global access. Additionally, the already operational Mumbai Trans Harbour Link (MTHL) places South Mumbai within convenient reach, connecting commuters and accelerating the residential and commercial transformation of the Upper Kharghar region. A Micro-Market Reaching New Heights Amidst this infrastructure boom, Upper Kharghar continues to shine as a preferred residential hub. According to recent reports, the area witnessed the launch of over 6,800 residential units in FY2022–2023 with a robust 75% absorption rate and steady price appreciation. Green parks, quality schools, excellent healthcare facilities, shopping complexes, and recreation opportunities—underpinned by CIDCO’s structured planning—offer residents a truly well-rounded lifestyle. Upper Kharghar is seeing a surge in new projects, with reputed developers unveiling offerings that cater to a spectrum of homebuyers, from urban professionals to growing families. The presence of landmark destinations like Central Park, the ISKCON Temple, and the golf course further enhances the self-contained, cosmopolitan identity of Upper Kharghar. Looking Forward: The Dawn of Navi Mumbai’s New Story With unmatched connectivity, next-generation infrastructure, and commercial growth converging, Upper Kharghar is set to script the defining chapter of Navi Mumbai’s urban evolution. For homebuyers, investors, and visionaries alike, Upper Kharghar stands ready not only as a connected address but as a living testament to aspiration, innovation, and the promise of integrated urban living.Source:https://www.apnnews.com/upper-kharghar-navi-mumbais-epicentre-of-growth-connectivity/ Today Group launches ‘HERE. WALK to WORK: A CONCEPT BROUGHT TO LIFE

September 26, 2025 WALK to WORK: A CONCEPT BROUGHT TO LIFE Being able to walk to work, is seen a boon in the times we live in. The traffic snarls and time taken in navigating congestion are factors that contribute to this notion. The demand for living close to one’s workplace is gaining traction and the same is evident from demand seen in the Real estate sector. Thane’s Wagle Estate is a great description of a locality where this concept can be put to test. Once a designated quiet suburb, Thane city has transformed into this dynamic hub where residential convenience and commercial vitality meet. Within this geography we focus on Wagle Estate to demonstrate the ‘Walk to Work’ concept, because it demonstrates this in a way that few other areas in Thane have managed to. Wagle Estate is a strategic location in Thane, with excellent connectivity to Mumbai and nearby IT parks that make it a no-brainer for homebuyers and commercial business alike. Its integrated layout allows residents commute seamlessly from their homes to their workplaces, reducing the time spent on road travel and simultaneously improving work-life balance. This part of Thane has a blend of residential and office real estate which promotes a “walk to work” culture by the establishment of comfortable living spaces and modern commercial offices within the same community, supporting convenience, sustainability, and a vibrant lifestyle. “Whether intentionally or not, Wagle Estate’s growth over the last decade has led to it becoming the poster child for the ‘Walk to Work’ concept. The abundant educational institutes and healthcare facilities redefine daily convenience; malls, recreational zones, and amusement parks that are a short drive away make every weekend an adventure,” said Mr. Bhavesh Shah, Joint Managing Director, Today Group. Indeed, the area’s rapid development reflects a conscious effort to balance lifestyle needs with professional opportunities. Strategically located within Thane, Wagle Estate has emerged as a key beneficiary of the decentralization of Mumbai’s traditional commercial hubs,  “Today, Wagle Estate stands shoulder to shoulder with Mumbai’s top CBDs like BKC, Goregaon and South Mumbai. As IT and banking giants seek alternatives to the congestion and high costs of these older centres, Wagle Estate has stepped up – attracting major developers who are shaping mid to large-scale residential communities here. These developments support the growing walk-to-work lifestyle, offering young professionals a rare urban luxury: the ability to live just steps away from where they work – something increasingly hard to find in a city like Mumbai.” said Mr. Hiren Chheda, Founder & Managing Director, Ekatva Group, and Chairman – Commercial Development, MCHI Thane This cyclical growth has created a self-sustaining ecosystem where residential and commercial interests flourish side by side. For most professionals, the appeal lies beyond proximity offered and in the experience of the commute itself. “Those who adopt the Walk to Work lifestyle take a scenic route through the well organised system of walkways and overhead bridges. The walk is made even better by the sprawling greenery that is protected by the meticulous plan of Thane city. At the end of the admittedly refreshing walk are expansive commercial hubs and IT centres that have been designed to accommodate the fast-growing infrastructure that is required for a successful commercial district,” remarked Mr. Hardik Pandit, Director of APICES Studios Pvt. Ltd. The intense greenery and its integration within urban planning makes daily commute into a rejuvenating ritual rather than a mundane necessity. Beyond work, Wagle Estate does cater to a contemporary lifestyle. It supports shopping, leisure, and entertainment with options within easy reach. This makes for an attractive proposition with families and young professionals alike settling here. And when these homebuyers do decide, educational and healthcare facilities are never far, reflecting a thoughtful approach to urban living where convenience is paramount. As Wagle Estate continues to expand, it stands as a blueprint for modern urban living-where homes, offices, and lifestyle amenities coexist and market the walking distance advantage. The suburb’s thoughtful planning and strategic growth gets to residents with more than convenience; they provide a balanced, sustainable way of life. In Wagle Estate, the idea of walking to work is no longer an aspiration-it has become an everyday reality. Third Mumbai emerges as a new luxury frontier in residential development

October 03, 2025 Third Mumbai emerges as a new luxury frontier in residential development Mumbai’s evolution has always reflected its status as India’s financial capital. From its early reclamation projects to the redevelopment of mill lands, the city has consistently adapted to meet the ambitions of successive eras. The urbanisation beyond Thane and Dahisar, alongside the development of planned nodes like Navi Mumbai, demonstrated the city’s capacity for expansion while catering to modern residential and commercial needs. Today, the convergence of demand, affordability, and infrastructure has given rise to what is being termed Third Mumbai. Unlike conventional expansions, this initiative is not merely geographical; it represents a transformative approach to urban luxury, city planning, and integrated development. Officially launched as the Karnala-Sai-Chirner (KSC) New Town project, Third Mumbai spans over 300 square kilometres in the Raigad district. The government has envisaged the region as a balanced mix of aspirational gated communities and affordable housing clusters. Chief Minister Devendra Fadnavis described the project as the blueprint for India’s next business capital, highlighting its alignment with Maharashtra’s ambition to strengthen a trillion-dollar economy. Central to this vision is an infrastructure framework that underpins both connectivity and lifestyle quality. Key connectivity developments are already reshaping the travel dynamics of the region. The Mumbai Trans Harbour Link, operational since 2023, has reduced travel time to South Mumbai to under half an hour, establishing a seamless link between the island city and Third Mumbai. Additionally, the forthcoming Navi Mumbai International Airport is expected to enhance the area’s strategic appeal, while metro extensions and suburban rail networks are planned to ensure full integration into the Mumbai Metropolitan Region (MMR). The Mumbai Maritime Board is also developing dedicated water routes, offering an alternative and premium mode of transport, reducing road congestion while introducing a novel Water Metro experience for residents. Third Mumbai presents a rare opportunity for luxury housing to thrive in a city constrained by high prices and limited space. Traditional luxury residential areas such as BKC, Worli, and South Mumbai command entry price points beginning at INR 10 crore, often within high-density, vertical developments. In contrast, Third Mumbai provides expansive plots and master-planned neighbourhoods designed to accommodate contemporary luxury standards. Developers are conceptualising projects with private wellness centres, rooftop leisure zones, smart homes built with sustainability in mind, and extensive green corridors, all integrated within liveable, community-focused designs. For homebuyers and investors, the appeal of Third Mumbai extends beyond lifestyle. Forecasts suggest property values could potentially double within five to seven years, while rental yields are expected in the 2.5?4 per cent range. Such projections underline the district’s high potential, attracting both end-users seeking premium living and investors evaluating long-term returns. The combination of space, scale, and modern amenities provides a stark contrast to the compact, expensive alternatives in traditional luxury enclaves. Beyond residential offerings, Third Mumbai is planned as a holistic urban ecosystem. The district will include dedicated zones for education, healthcare, and technology, such as an Edu City, Medi City, and a Data Centre Zone capable of accommodating a significant portion of India’s future digital storage requirements. This integration of work, learning, and lifestyle facilities ensures resilience and depth, creating a city capable of sustaining economic and social activity while reducing dependence on the congested city core. Navi Mumbai emerges as India’s next business hub with airport and MTHL boost

October 18, 2025 Navi Mumbai emerges as India’s next business hub with airport and MTHL boost Navi Mumbai’s urban transformation, envisioned since the 1970s, has accelerated with recent infrastructure milestones that strengthened its integration with the Mumbai Metropolitan Region. The opening of the Navi Mumbai International Airport marked a defining moment for the city, signalling a new phase of regional development. Stretching from Panvel in the south to Kharghar, this corridor now stands as a powerful alternative to Mumbai’s saturated business districts. Among the most significant catalysts for change has been the Mumbai Trans Harbour Link (MTHL), also known as Atal Setu, which now connects South Mumbai to Navi Mumbai in less than half an hour. This project has not only bridged the geographical gap but also transformed Panvel and its surroundings into logical extensions of Mumbai’s commercial framework. With future extensions expected toward the Mumbai-Pune Expressway and Bandra-Worli Sea Link, the Panvel-Kharghar belt is gradually evolving into a direct link between Mumbai and Pune’s core metropolitan regions. Panvel is increasingly being viewed as the gateway to the state’s ambitious ‘Third Mumbai’ initiative, centred around NMIA. Situated strategically at the intersection of the Mumbai-Pune Expressway, NH-4, and NH-66, the city has become a magnet for investors, developers, and logistics operators. Enhanced connectivity through the suburban railway expansion, metro linkages, and the proposed Virar-Alibaug Multi-Modal Corridor is set to turn Panvel into a major economic and residential nucleus. The area’s affordability, accessibility, and proximity to industrial zones around JNPT Port have positioned it as a highly attractive real estate destination, catering to diverse housing and commercial needs. Meanwhile, Kharghar and Upper Kharghar are fast shaping up as Navi Mumbai’s most promising business addresses. The upcoming 375-acre International Corporate Park, often referred to as BKC-2, is projected to attract global corporations and generate over one lakh employment opportunities. Enhanced by quality social infrastructure, abundant greenery, and structured planning by CIDCO, Kharghar is rapidly gaining reputation as a model for urban liveability. Developers have responded proactively, aligning their projects to meet growing investor and end-user demand, particularly in Upper Kharghar, where potential returns are among the highest within the Mumbai Metropolitan Region. The ongoing transformation of Navi Mumbai’s new business districts has been the outcome of coordinated efforts among various government agencies, including MMRDA, CIDCO, and NITI Aayog. Their collaborative approach has resulted in a comprehensive economic master plan that balances business, residential, and social infrastructure growth. Through initiatives like the Navi Mumbai Airport Influence Notified Area (NAINA), development remains structured and sustainable. This approach has given rise to integrated townships that combine residential, commercial, and recreational spaces, making Panvel and Kharghar complete urban ecosystems. As Mumbai’s traditional business hubs reach their saturation point, Navi Mumbai’s Panvel-Kharghar corridor represents a forward-looking model of decentralised urban growth. With strategic infrastructure, government-backed planning, and growing investor interest, the region is transitioning from being a satellite city to a full-fledged central business hub. The synergy between connectivity, policy, and sustainability is defining Navi Mumbai’s next chapter-one that not only expands the city’s economic footprint but also reimagines modern metropolitan living in India.
